Most roof surveys are visual, meaning that a surveyor will inspect the external fabric of the roof and take a number of photographs to aid in the preparation of a formal roof condition report.
The report will usually be tailored according to the requirements of the client.
Sometimes, only an overview of the condition of the roof is required, perhaps for a Schedule of Condition, or to provide a degree of comfort to an in-going tenant.
If leaks have been reported, then some further investigation is required and on flat roofs in particular, this can become quite involved, with the use of specialist leak detection equipment, moisture mapping and/or core sampling.
On metal roofs, investigations will centre around the most common and likely points of water ingress, for example around protrusions, roof lights and fixings.
The inspection could involve pressure testing of a selective number of fixings. This is not a difficult thing to test, but it can be time consuming.
Asbestos cement roofs can prove challenging to inspect, simply because of the fact that they cannot be trafficked, so will usually involve the use of hired access equipment, such as cherry pickers.
But what happens after the site survey?
In our case, we produce a report that includes a full portfolio of high resolution images, detailing the overall condition of the roof, along with close up images of any defects.
Sometimes, our clients require us to provide budget-cost options for repair, refurbishment or replacement and generally we incorporate this level of detail as standard.
However, whilst budget costs are included, there is an additional fee for taking things further.
For instance, you might require a specification compiling for your chosen solution.
A specification will be centered around a product or system that is agreed between you and us, based upon budgetary considerations, longevity and suitability of the solution.
The specification can be used by you to tender any resultant works and obtain competitive quotations from roofing contractors.
If you prefer to have a third party to do this type of work for you, we also offer a complete Contract Administration / Project Management service whereby everything is taken care of under a single contract.
This is recommended for larger scale refurbishment or replacement works, but is unlikely to be relevant for small repairs.
